Lighthouse Property Management Service

Renting your home or investment property should be treated as a business. Therefore just like a product that you could be selling, it should be presented and maintained in such a manner to ensure happy and satisfied customers who hopefully in return stay long term, pay the rent and look after your property.

While it can't be guaranteed, we at Lighthouse use our best endeavours to choose the right people for your property. We also do our best to maintain a professional relationship with both you, the Owner, and the tenants.

As Landlords and Property Managers we are bound by local body by-laws and The Residential Tenancies Act 1986, as well as other relevant legislation. All of these laws we are not allowed to contract out of. As professional Property Managers we are aware of these laws and can keep you on the right side of the law and your tenants.

In order to provide the best service possible we ask for a commitment from you, the Owner, to allow us to present your property in such a way to protect your asset.

What does this commitment call for?

  • Your property must be presented with a sparkle for new tenants going in. The property should be commercially cleaned inside before tenancy commences
  • An annual grooming of the outside; eg. A house wash, fences, paths etc cleaned
  • Chimneys and flues to be inspected and swept annually
  • Hedges and large trees to be kept under control (usually basic lawns and gardens remain the responsibility of the tenant)

Other incentives to make your property attractive to prospective tenants may include maintenance of lawns, gardens, swimming pools etc. While these may be a cost to you if not recoverable in the agreed rent, they are claimable tax expenses as are all of the above items, as well as management fees.

What do you get from us in return?

A reliable, honest and committed team of people to professionally look after your property 7 days a week. Geoff, Dulcie and Rex all hold Property Management Qualifications and we are landlords ourselves.

We have built our business on honesty. Our goal is to achieve the best realistic rent return at any one point in time. Rents fluctuate depending on supply and demand, market conditions, and contractual terms. We will endeavour to give you reliable advice at that time given the variables so that downtime is reduced.

Once tenanted, property inspections will be done quarterly and reported on to you. Any areas of maintenance identified will be reported to you.

Our Fee

Our all inclusive management fee is 8.5% + GST of the rent. Unlike other agencies there are no add ons1

  • No Letting fees charged to Owner
  • No Inspection fees
  • No statement fees
  • No fees payable for organising general repairs and minor maintenance
  • No fees to attend Tribunal Hearings (However an application fee is payable by you - currently $20.00)
  • No on-line advertising fees

1 We do not charge add on fees for work carried out by tradespeople or professionals. In some cases other agencies can add 10% to these fees as a management fee for work carried out by them.
